Rising Tide Partners buys and operates small apartment buildings in select New England markets.
We buy 2 to 50 unit buildings that fall below institutional minimums and are operated by local owners lacking professional management systems. We make targeted improvements with the intention to hold for long-term cash flow.
Get in touchApproach
We acquire at a compelling basis, implement light renovations and professional operations, and hold for cash flow.
We focus on Class B and C buildings that larger investors overlook. Our core market is Southern New Hampshire, along the I-93 and Merrimack Valley corridor and in the Dover and Rochester area.
Compelling basis
Direct relationships with owners and brokers, plus off-market sourcing, give us access before buildings reach the wider market.
Light renovations
Targeted improvements to units and building systems, focused on the work that matters most.
Professional operations
Clear leases, consistent maintenance and timely reporting on buildings that have often been managed informally.
Portfolio
We own 16 units across three properties in New Hampshire and Massachusetts, acquired between 2021 and 2025.
